templates not setup correctly

How do setup a template correctly. I save a page as .dwt , but it has no
editable regions? I cannot use it to update any of my webpages.
 
You have to add the editable regions yourself.

Place the cursor at the point in the page where you want the editable
region, then go to Format > Dynamic Web Templates > Manage Editable
Regions..., type a name in to the "Region Name" field.

The region will show as a yellow-outlined box, with the title/name of the
region in the top left of that region.

Then apply the template to your pages, or start a new page, then attached
the dwt. You will then be able to enter text in the editable regions.

The non edtiable region is indicated by the "prohibited" symbol (like "no
smoking" signs).
