Templates for rental property management

I am looking for a template in either Excel or Access to help me keep track
of scheduled and collected rent, late fee, repair cost, lease status, tenant
information, etc.

Why not just use an ASP and Access based Shopping Cart
to do all this as long as it has monthly recurring billing
feature for monthly rents. When paid you just Check Out
the monthly rent item from the cart and payment method
is Check or Cash or CrCards.
