Remove a DC and create in its own AD

I have a site that is being sold. The new owner will be keeping the server
and I will have to move it from my AD and then put it in its own AD or
atleast demote it so they can put in its own AD.

The steps that I know of so far are

1. Ensure that all information is synchronised across to other DC (any
suggestion on the best way to do this would be great)
2. Using DCPROMO demote the server to a member server
3. Using DCPROM create a new active directory tree with this server as the
the first server in that tree.


THese are fairly high level and any detail I have missed please let me know.
Also any tricks/tips would be great.

Is there anything in regards the catalogue that I have to worry about?

You/ They will want to consider the impact on the users, applications,
security rights, and user profiles if you do this. If you simply can't have
that kind of interruption, I would suggest doing a domain migration using
ADMT to a separate server. If you've never done this before, hire a good
integration firm; this is not something you want to do for the first time on
a production environment -- especially if you are migrating computer
accounts and profiles.

If you can afford to essentially start over with the computing environment,
then demote and promote again -- then rejoin all of your workstations.
