Can't delete files

Having problems with file rights. The files are unable to
be deleted. Thay are mared read only, Change the
attributed by unticking the readinky box, close and try to
delete and you get the message saying it is read only.
Check the attributes and it is marked read only agian. Any
Ideas. I am loged on as the Administrator.
